OVERVIEW OF QUALIFICATIONS | Bradford Taylor Knipe
General Background
Brought up in a family of real estate professionals, Bradford Taylor Knipe is the son of a Boise-based, regional farm and ranch broker, William Knipe, Jr., Ph.D., ALC, and is the oldest son of Diane Shaw Knipe, MFA, MA, CRS, a commercial broker, property manager and leasing agent. One of his brothers is a real estate attorney; another took over his father’s farm and ranch brokerage (Knipe Land Co.); a third is recently-retired time share specialist who managed resort hotels across Mexico; and his oldest brother, William B. Knipe, III (Trey), MAI, was Brad’s business partner until his passing in 2013.
Brad and Trey established their commercial real estate appraisal and consulting practice in 1993, and in 2000 merged with Janoush & Associates to form the state’s largest commercial real estate appraisal and consulting firm, Knipe Janoush Knipe, LLC.
Business Accomplishments
Bradford Knipe has been actively involved in appraisal, appraisal review and consulting on a variety of commercial, residential, industrial, special-purpose, recreation, and resource properties since 1989.
He serves real estate clients from around the country. The bulk of his career has been focused on the appraisal and evaluation of complex owner-occupied, income-producing, and going-concern properties. Over the years, the focus of Brad’s practice gravitated increasingly to rural rec work for land trusts and state and federal agencies, estate tax and trust support, and eminent domain engagements for various right-of-way projects.
Clients include lending institutions (mortgage financing and disposition of special credit properties), local, state, and federal government entities, law firms, accountants, Fortune 500 companies, local, regional, and institutional investors, and landowners.
Consulting services include identification of the most favorable investment options among properties named in 1031 exchange proceedings, feasibility and market studies, due diligence assistance, etc.
Knipe has on several occasions authored articles for local trade publications including the Building Owners and Managers Association of Treasure Valley. He has edited/published a newsletter on Ada and Canyon County residential trends (1994-1998) and commercial trends (1998-2002) and is often quoted in the local press as an authority on office, retail, industrial and land market dynamics.
Bradford Knipe attained the Appraisal Institute’s highest professional designation (MAI) within 4 years of becoming a candidate with that organization, and the Commercial Investment Real Estate Institute’s CCIM designation within the year following. Knipe was invited to join the National Association of Realtor’s consulting division, The Counselors of Real Estate. Brad successfully challenged the American Society of Farm Managers & Rural Appraisers’ 2-day comprehensive examination, to earn the Accredited Rural Appraiser (ARA) designation. In 2007, Bradford was accepted as a Fellow, Royal Institution of Chartered Surveyors (FRICS).
Multidisciplinary Education
Brad Knipe is a graduate of the University of Idaho (two Bachelor of Science degrees, 1985 and 1986), receiving high marks in an interdisciplinary curriculum, emphasizing the study of human behavior on both individual (Psychology) and collective (Political Science) levels.
His real estate education includes brokerage classes as well as all the Appraisal Institute’s required courses for the MAI designation, all the Commercial Investment Real Estate Institute’s required courses for the CCIM designation, real estate sales licensing education, and various continuing education seminars.
Knipe has been placed in accelerated, honors and independent studies programs since junior high school, and was able to successfully challenge many of his appraisal and finance courses, including several offered by the Appraisal Institute (AI), American Society of Farm Managers and Rural Appraisers (ASFMRA), and the Commercial Investment Real Estate Institute (CIREI).

Professional Designations Attained
MAI | Appraisal Institute
The MAI membership designation is held by appraisers who are experienced in the valuation and evaluation of commercial, industrial, residential, and other types of properties, and who advise clients on real estate investment decisions. Current designees must achieve a passing grade on 11 examinations that reflect 380 hours of classroom instruction; receive a passing grade on a four-module, two-day comprehensive examination; hold an undergraduate degree from a four-year accredited educational institution; demonstrate 6,000 hours of experience, including 3,000 hours of specialized appraisal experience; and submit a demonstration appraisal report on income-producing property that conveys the ability to provide a properly supported estimate of value. Status: Active.
CCIM | Commercial Investment Real Estate Institute
A Certified Commercial Investment Member (CCIM) is a recognized expert in the disciplines of commercial and investment real estate. A CCIM is an invaluable resource to the commercial real estate owner, investor, and user, and is among an elite corps of 7,500 professionals across North America who hold the CCIM designation – the Ph.D. of commercial real estate. Recognized for its preeminence within the industry, the CCIM curriculum represents the core knowledge expected of commercial investment practitioners. The CCIM curriculum consists of four core courses that incorporate the essential CCIM skill sets: financial analysis, market analysis, user decision analysis, and investment analysis for commercial investment real estate. CRE | The Counselors of Real Estate
Members are awarded the CRE Designation, bestowed by invitation only, in recognition of their achievements in real estate counseling. To be considered for membership, applicants demonstrate that they provide valuable and meaningful real estate counseling services to their clients or employer; that they hold a senior position in a firm; that they are recognized for their excellence, knowledge, integrity, and judgment; that they have at least ten years of experience in real estate, three of which are in counseling. Established in 1953, the organization serves 1,100 members worldwide. Its on-going aspiration is to be the real property organization the best in the industry compete to join. Status: Active.
ARA | American Society of Farm Managers & Rural Appraisers
Accredited Rural Appraisers are trained to render an accurate opinion of value, whether it be the family farm or a major national agribusiness property. Rural appraisers educated through the ASFMRA are prepared to provide a sophisticated analysis of the land; explore soil type, water quality and availability; crop potential and other key ingredients to establish value for that particular piece of land; and have a network of colleagues around the country qualified to provide expert appraisal opinions on everything from agricultural land to grain elevators and farm supply dealerships. Their areas of expertise might be natural resources, condemnation, partial interests, business and/or personal property valuations, and/or complex properties such as permanent plantings, processing facilities, transitional or recreational properties, etc. The comprehensive appraisals prepared by an ARA for clients such as lending institutions, governmental agencies, attorneys, CPAs, and private individuals or businesses is an assurance of a superior evaluation for agricultural enterprises and rural properties. FRICS | Fellow, Royal Institution of Chartered Surveyors
The Royal Institution of Chartered Surveyors (RICS) is a global professional body for those working in the Built Environment, Construction, Land, Property and Real Estate. The RICS was founded in London in 1868. It works at a cross-governmental level and aims to promote and enforce the highest international standards in the valuation, management and development of land, real estate, construction, and infrastructure. FRICS is the highest accolade awarded and demonstrates the professional achievements of an individual. It is an honored class of membership awarded and an international measure of excellence. Only those who hold the MRICS designation are eligible to apply for FRICS and they must meet the required number of professional characteristics. Status: Retired.
